“We hired Energility to conduct an energy audit before beginning to perform upgrades to our old systems and old lighting. We wanted to make improvements to the building that would benefit our tenants, lower our carbon footprint, and save operating costs.”
– Sebastian Ibel, Owner Ibel Agency
After acquiring and renovating Factory No. 6, ownership sought to align the building’s operational performance with the thoughtful, purpose-driven design of its tenants. Leadership wanted a structured plan to reduce energy costs, improve system performance, and pursue ENERGY STAR® certification.
Strategic Priorities
Improve building energy efficiency
Reduce electric and natural gas costs
Identify utility rebate opportunities
Implement measurable performance improvements
Achieve and maintain ENERGY STAR® certification
Energility conducted an Energy Plan (ASHRAE Level II Energy Audit) focused on operational upgrades, capital improvements, and performance benchmarking. Recommendations were implemented beginning in late 2016, with certification pursued shortly thereafter.
Strategic Actions
Installed LED lighting throughout the facility
Upgraded furnaces to high-efficiency units
Installed wireless programmable thermostats
Reduced electric rate by 7 percent
Reduced natural gas rate by 19 percent
Coordinated utility rebate incentives
The Energy Plan identified more than $45,000 in cost-effective energy savings opportunities, while improving long-term building performance and supporting ongoing ENERGY STAR® recognition.
Financial and Performance Results
Identified and implemented $5,200 in low-cost operational savings
Identified $40,000 in cost-effective energy conservation measures
Secured $9,900 in utility rebates
Achieved ENERGY STAR® certification in 2017
Maintained ENERGY STAR® certification annually since 2017
For commercial office properties, consistent benchmarking and structured energy management support both operational performance & long-term asset value.
